BUY AND HOLD

RENTALS IN
IRMO.

Holding property in Irmo is not passive. It is a second business with tenants, maintenance, vacancy and capital expenditure, and it should be resourced like one.

Who actually rents in this market

Demand in Irmo comes from families zoned for District Five, plus professionals commuting to Harbison and downtown.

A large suburban part-time pool, and constant turnover to match. Retail and restaurant staffing is a continuous process rather than an occasional one, and scheduling flexibility wins candidates more than pay.

That is the single most important input to a hold decision, and the one most often replaced by a guess. Know who your tenant is before you choose finishes, before you set rent, and ideally before you buy.

The expense lines people forget

  • Capital expenditure reserve. Roofs, systems and water heaters do not fail on a monthly schedule, but they do fail. Set money aside monthly anyway.
  • Vacancy. Not zero. Use a figure this submarket actually supports rather than the one that makes the deal work.
  • Turnover. Paint, cleaning, flooring, and the rent you do not collect between tenants.
  • Management. Budget it even if you intend to self-manage. At some point you will want to hand it off.
  • Drift in taxes and insurance. Both move. South Carolina property tax treatment changes once a property is no longer owner-occupied.

A property that only cash flows because three of those lines were left out of the spreadsheet does not cash flow.

The Irmo specifics

Irmo addresses can sit in either Richland or Lexington County. Confirm which one before you assume a tax rate or a filing office.

Recurring maintenance exposure here tends to come from 1970s and 80s original kitchens and baths, aluminum wiring in a subset of that era, aging shingle roofs reaching end of life all at once across a subdivision, and Masonite or hardboard siding failure. When you buy, price the ones you are inheriting rather than hoping they hold.

The interstate interchange carries commuters into Columbia, but Harbison is a destination in its own right, so a meaningful share of traffic here is inbound rather than outbound. Tenant retention follows convenience as much as it follows price, and Lexington-Richland School District Five matters for retention, not just resale.

The longer view

There is little undeveloped land left, so change here means aging shopping centers being torn down and rebuilt rather than new ground being opened up.

The Okra Strut is the genuine civic anchor. A town festival named after a vegetable says most of what needs saying about how Irmo sees itself, and it is not a small event.

Town limits are irregular enough that plenty of places with an Irmo mailing address are not in Irmo at all, which confuses taxes, permits and service boundaries constantly. That is the kind of detail that decides whether a tenant renews, and it never shows up in a spreadsheet.

What to spend on and what to skip

Given stock of large 1970s–1990s subdivisions — Friarsgate above all — with consistent floor plans, attached garages and mature landscaping, the temptation is to renovate to the top of the market. In a rental that is usually a mistake.

Durable beats beautiful. Finishes that survive a turnover, systems that do not generate calls, and a layout suited to the actual household size around Harbison, Friarsgate, Ballentine and Lake Carolina side will outperform an upgrade this tenant pool will not pay for.

Where not to economise: roof, HVAC, electrical, plumbing and water intrusion. Those become emergencies, and emergencies destroy a hold's economics.

Frequently asked

Questions people actually ask

What kind of tenant should I expect in Irmo?

Families zoned for district five, plus professionals commuting to harbison and downtown.

Is a rental actually passive income?

No. It is a business with better hours than most. The passive version requires paying someone to run it, which is a real line in the pro forma.

Should I self-manage at the start?

Managing your first property yourself teaches you what management involves and makes you a better judge of a manager later. Budget for management anyway, so the deal still works when you stop.

What return should I expect?

Nobody can answer that for you responsibly, and anyone offering a number sight unseen is guessing. Underwrite the specific property with realistic vacancy, capex, turnover and management and see what it produces.

Do landlord rules differ in South Carolina?

South Carolina has its own landlord-tenant act governing notice, deposits and eviction procedure. Read it before your first lease, and use a South Carolina attorney for your lease form rather than an internet template.

Make your next move

A year from now, what will you be glad you started today?

You don't need another promise that everything will be easy. You need something useful to learn — and a next step you're willing to take.
