EDUCATIONAL ONLY
SECURED LENDING
IN RICHLAND AND LEXINGTON COUNTIES.
This page is educational. It is not an offer to sell a security, not a solicitation, and it contains no rates, returns or terms.
It explains how private lending secured by real property generally works, and what someone considering it around Irmo should understand first.
What is actually happening in one of these loans
A borrower — usually an operator buying or renovating a property — needs funding faster or more flexibly than a conventional lender provides. A private lender funds the loan, secured against the real property itself.
Two documents sit at the core. A promissory note is the borrower's written promise to repay. A security instrument — in South Carolina, a mortgage — is recorded against the property and gives the lender a claim on it if the note is not paid.
South Carolina is a judicial foreclosure state, so enforcing that claim runs through the courts and takes time. Understand the process with your own attorney before it matters, not after.
Why Richland and Lexington Counties specifics matter
A loan secured by property is only as sound as the property, which makes the specifics of Irmo directly relevant rather than background colour.
The stock here is large 1970s–1990s subdivisions — Friarsgate above all — with consistent floor plans, attached garages and mature landscaping, and recurring renovation exposure is 1970s and 80s original kitchens and baths, aluminum wiring in a subset of that era, aging shingle roofs reaching end of life all at once across a subdivision, and Masonite or hardboard siding failure. A collateral value that ignores those items is not a collateral value. Irmo addresses can sit in either Richland or Lexington County. Confirm which one before you assume a tax rate or a filing office.
Irmo's economy is retail and consumer services at regional scale. The Harbison corridor draws shoppers from several counties, and almost everything else in town orbits it. That matters because an exit — sale or refinance — depends on there being a buyer or a lender at the other end.
Title search and recording for this area run through Richland County Judicial Center, 1701 Main St, Columbia, SC 29201.

What a careful lender examines
- Ask how the money comes back before anything else. A sale, a refinance, or no credible answer at all. The last one ends the conversation.
- Order your own title search and your own lender's policy. Not the borrower's copy of either.
- Read what the search returns. Whatever is recorded ahead of you gets paid ahead of you if the property is ever sold.
- Get an independent value from comparable sales inside the same submarket.
- Insist on a written scope wherever there is renovation, with draws released against completed and verified work instead of against requests for money.
- Then look at the person. Record, references, and how they behave when asked something awkward.
Where this goes badly
- Default. The borrower stops paying.
- The project. Construction runs past budget, or stops altogether.
- The market. Values move, and they can move the wrong way.
- Title. A defect surfaces that nobody caught before funding.
- Enforcement. Foreclosure is expensive and slow, measured in months.
- Liquidity. The money is locked up until repayment.
- Concentration. One loan holding everything means one bad result is every result.
That list is ordinary rather than alarming. It is simply what the activity is, and it is the reason diligence gets done properly or not at all.
None of this is investment, legal or tax advice, and none of it is an offer. A real transaction gets documented and reviewed by your own attorney and your own CPA first.
Who repays the loan in Richland and Lexington Counties
Every loan of this kind ends in one of three ways: the property sells, it refinances, or neither happens and you are holding a problem. The first two depend entirely on local conditions.
A large suburban part-time pool, and constant turnover to match. Retail and restaurant staffing is a continuous process rather than an occasional one, and scheduling flexibility wins candidates more than pay. There is little undeveloped land left, so change here means aging shopping centers being torn down and rebuilt rather than new ground being opened up.
The Okra Strut is the genuine civic anchor. A town festival named after a vegetable says most of what needs saying about how Irmo sees itself, and it is not a small event. Ask any operator to tell you precisely who buys the finished product in Irmo and at what basis. If they cannot name the buyer pool, they have not thought about the exit.
Frequently asked
Questions people actually ask
Is this page an investment offering?
No. It is educational content explaining how private lending secured by real estate generally works. It is not an offer to sell or a solicitation of an offer to buy any security or investment, and it contains no terms.
What is the difference between the note and the mortgage?
The note is the promise to repay. The mortgage is the recorded instrument securing that promise against the property. You want both, and the second one properly recorded.
What does lien position mean?
The order in which claims against a property get paid if it is sold or foreclosed. Anything recorded ahead of you gets paid ahead of you.
Why does the Irmo market matter to a lender?
Because the collateral is a specific building in a specific submarket. There is little undeveloped land left, so change here means aging shopping centers being torn down and rebuilt rather than new ground being opened up. An exit depends on a buyer or a refinancing lender existing at the other end.
Can retirement funds be used for this?
Self-directed retirement accounts exist and some people use them for real estate-secured lending. The rules on prohibited transactions and disqualified persons are strict and the consequences of getting them wrong are severe. That is a conversation for a qualified custodian and your own CPA.

A year from now, what will you be glad you started today?
You don't need another promise that everything will be easy. You need something useful to learn — and a next step you're willing to take.
